There are several levels to my private investing activities. As a career, it is extremely unstructured in that a working week may require anywhere from 1 hour to 40 hours of effort. Some of this variation can be controlled and some cannot.
Typically, I seek out short term investment opportunities using brokers. The different stages are as follows:
-Source suitable mortgage properties that have sufficient equity or are not already leveraged
-Negotiate the terms of the mortgage
-Verify security of title
-Fund the mortgage
On occasion, there is need to subsequently foreclose and seize properties. This in turn leads to management of rental property until such time as it is appropriate to sell seized properties.
Each stage requires interaction with agents, negotiation, detailed legal paperwork and understanding of local property markets.
